FACTORS AFFECTING RESIDENTIAL SATISFACTION IN LOW-INCOME HOUSING: CASE STUDY OF WAR COLLEGE HOUSING IN GWARINPA ESTATE - ABUJA, NIGERIA”

Abstract:

Low-income housing for the urban poor is a global challenge, especially in developing countries. The quality of construction of mass housing amongst other factors is often times compromised or overlooked during residential development hence resulting in a housing deficit which in turn affects the satisfaction level of users. This research was aimed at acquiring more insight to the meaning of residential satisfaction and to further analyze the factors affecting residential satisfaction within the targeted audience of low-income earners, A sub estate within Gwarinpa Estate in the city of Abuja, Nigeria, War College Housing Estate was chosen for this research. The lack of ample research in the Nigerian context targeted toward residential satisfaction of low-income earners provides a gap in the evaluation of residents’ perception of the satisfaction level of their dwellings.

The primary method used in this study for the collection of data was done through interviews and survey questionnaires filled out by residents of the housing Estate. The survey was conducted in April and May 2021 using a 25-item questionnaire form developed from the factors analyzed within this research that affects residential satisfaction. A systematic sampling process was used to select representatives of the housing estate where every 3rd housing unit was chosen for the survey. A total of 95 houses were selected and data obtained from the survey was based on their perception of their housing characteristics, social characteristics, socio-demographic characteristics, public characteristics, and neighborhood characteristics. Both Microsoft Excel and SPSS software were used to analyze the data. By graphing the data in Excel, the research found residents to be satisfied with the location of their residences, provision of infrastructure, room sizes, etc. Furthermore, residents were dissatisfied with the distance between their housing and workplace, city centers, and also dissatisfied with their public amenities such as green areas shops and other daily required services. Also, the research realized the level of satisfaction towards the provided security level to be very high within the estate.  Also, Descriptive statistics was used in SPSS to cross-tabulate the demographic characteristics to other factors affecting satisfaction. the cross-tabulation between some of the characteristics affecting dwellers satisfaction and their sociodemographic characteristics shows the perceptions and relationships residents have with their housing and surrounding. Residents of various household types were realized to be satisfied with their room sizes and also the internal privacy. Also, regardless of most residents having a private mode of transport, they are still unsatisfied with the distance between their houses workplace,s and the city center.

The study has the capability in informing new policies and designs on what residents are lacking and what they are content within their place of residence determine residential satisfaction in low-income housing projects.

Abdulmajeed Kabir Mustapha graduated high school from New Horizons College in Minna, Nigeria. He received his degree of Bachelor of Science in Architecture from Okan University in 2012. He presented a Journal paper at WASET conference in July 2022. He has been pursuing his Masters's degree in Architecture at Ozyegin University since 2019 February. His research for his Master’s Study is on the factors affecting residential satisfaction in Low-income housing Estate within the city of Abuja, Nigeria. The case study was on a housing project development by the Federal Housing Authority of Nigeria.
